CB6 to Review Lightstone Group's App. for ‘Minor Modifications’ on Thursday

The new developer of the former Toll Brothers project on Bond Street along the Gowanus Canal has changed the project’s blueprint to increase the height of the residential buildings, increase the number of units and other changes.

The Lightstone Group’s tweaks to the project, which is a block-wide all-rental building at 363-365 Bond St., increased the number of residential units to 700 and will rise, at its highest point, to 12 stories.

The Department of City Planning considers the changes “minor” and the project does not need to go through a new ULURP (Uniform Land Use Review Procedure). This fact, that the project will have little oversight by local officials, has caused concern.  

The Lightstone Group’s proposed changes may not need a ULURP waiver, but the changes are significant to neighborhood residents and local officials. The changes include:

• Variations in the base heights, building heights—of the three buildings, one will be twelve stories, one will be eight stories and one will be six stories—and footprints of portions of the buildings 
• Relocating parking entrances 
• Changes to the location and design of the open space 
• Changes to the number of residential units and size of non-residential portions of the proposed development 

But, Community Board 6’s Landmarks/Land Use will have a chance to review the "minor modifications" to The Lightstone Group's application for the site at 363-365 Bond St. and the meeting is open to the public.
